Good News Letter – Summer 2018

We hope that you’re having a wonderful (although wet) summer at the lake. We are busy planning out the year and have a few dates for you to put on your calendar:

  • The semi-annual General Membership Meeting will be held October 13th at the Rosemont Winery at 10 a.m. This is a wonderful opportunity to meet your neighbors, see how your HOA Board works for your community, and ask any questions you may have.
  • HO HO HO…(OH NO!!!!!) Yes, our “Very Merry Christmas Gathering” needs a sponsor for 2018. If you would open your home to your Holly Grove neighbors (say around Dec. 8), please let Peggy know.

Everyone who attends is asked to bring along your favorite appetizer to share as well as your favorite beverage to sip. Now this is the time to really get to know your neighbors better, and we have a lot of new neighbors!!!!

A REMINDER in our efforts to keep Holly Grove Estates the wonderful place it is to live, we are working on creating our “Holly Grove Estates Rules & Regulations” to be distributed to all our members. There is a “draft” attached to this e-mail. If you have any “input” that you feel we should consider, please contact me, Peggy Donochod pdono@buggs.net. Please do not take this as an opportunity to “vent” but an opportunity for thoughtful, caring input. Thank you!


President’s Letter

Thanks to everyone for keeping Holly Grove a great neighborhood in which to live. You may have noticed that the Board has moved forward on getting danger limbs removed from trees that boarder the main power lines into HG. Our goals is to, over 3 years, completely remove trees that pose a potential to fall across the power lines and cut power to all of the neighborhood. If you have trees on your property that fall into this category, please get them trimmed.

After all the recent storms, we will also be working on the ditches and culverts to get them back into shape. The project at the boat dock is still “in process” with a gate and rip rap down the ditch to be done soon.

At our Board meetings, we try and always understand that we do not want to make rules that are onerous on any single neighbor. The Rules & Regulations (attached) are our attempt at putting together a simple, respectful, easy to follow list that allows all of us to reside in the peace and harmony that is Holly Grove. These Rules & Regulations will only work if you and all your family make the conscious effort to abide by them. We have had several people tell us about how bad other neighborhoods are that have fines and impose rules that are too restrictive. We Don’t Want To Do This. Only by your actions can we keep these few simple rules the only ones we have to publish.

Please – please – please, we beg of you, follow these and the Covenants so that all of us can enjoy Holly Grove to the fullest.

HOLLY GROVE ESTATES

RULES AND REGULATIONS

The following RULES AND REGULATIONS DOCUMENT is a restatement of or addition to, the Protective Covenants of Holly Grove Estates Association, Inc. and is in effect as of __________________. All owners, renters and temporary occupants and their guests are obligated to comply with the terms and conditions. These Rules & Regulation have been designed to keep Holly Grove Estates a safe and enjoyable place that we may all call our “home”, and to protect the value of these homes and our neighborhood. The Board of Directors and Membership has approved this document effective _____________.

  • The SPEED LIMIT within Holly Grove Estates is 25 mph. UNLICENSED drivers MAY NOT drive any licensed or unlicensed vehicles on subdivision roads or common areas. Unlicensed vehicles (except farm equipment) are prohibited on county and state roads and all residents and their guests are required to comply with all county and state laws.
  • ALL DOGS will be kept on the property of the owner and when being walked through the neighborhood will be on a leash. Dogs permitted to run free may be reported to the county animal warden. Out of consideration for our neighbors, owners must clean up after their dogs should they make a “deposit” on a neighbor’s lawn. Only dogs and cats or any other domestic household pets shall be kept on any lot. This provision strictly prohibits sheep, goats, swine, livestock and poultry. Members or their guests shall not maintain animals for any kind of commercial purposes.
  • SOUND TRAVELS OVER WATER!!! We need to be considerate of our neighbors. Mecklenburg County has a “Noise Ordinance”( Regulation Section 38-1) states that it is unlawful for any person to create or assist in continuing or permitting any unreasonable loud or disturbing noise in the county…in a manner which disturbs the quiet comfort or repose of persons in the vicinity. This includes barking dogs, loud music and fireworks. HOLLY GROVE ESTATES has a 10:00 p.m. cut off for ALL loud noises.
  • HOMEOWNERS ARE RESPONSIBLE for the maintenance and appearance of their property. It is the obligation of the individual owners to maintain the utility easement, ditches, shoulders, culverts and driveway connections adjacent to their property. Outward appearance is essential to maintain the value of our neighborhood. If you do not have the benefit of a garage for storage of your tools, toys, cars, trailers, boats etc. Please keep your property neat so that it does not reflect poorly on your home, your neighbor’s home and your entire neighborhood. Unlicensed vehicles are not permitted to be stored visibly on the property.
  • RENTALS: A homeowner may elect to rent their dwelling. However rental of the property does not remove the owners’ obligation to comply with all provisions of the By-Laws, Covenants and Rules & Regulations. Every Owner must accept the same degree of responsibility for tenants, or any other persons, occupying the Member’s property, and will be the responsible party for all matters relating to breaches of our Rules & Regulations, By-Laws and Covenants. Should there be a problem, the Owner, not the Board, must seek an appropriate remedy with their tenant. Be sure to post this in your house so that your renters are aware of our neighborhood Rules & Regulations. We request that owners give the names and contact information for any long-term renters (6 months or more) to the Board so that they may be included as part of our community, and likewise be kept informed of important information concerning the community.
  • SAFETY FIRST! The discharge of firearms within the property limits of the Holly Grove Estates Association is prohibited by the Covenants. For the safety of ALL the residents and their guests, the Board highly discourages the use of any weapon(s) that have the capacity to injure or kill, such as bows and arrows within the boundaries of the Association.
  • RESPONSIBILITY: Owners shall be held financially responsible for the willful destruction of any common property within the boundaries of our Association when the willful destruction and damage was instigated by a dependent, family member, guest or tenant.
  • HOLLY GROVE ESTATES is a private member owned and supported, restricted access community. Access and use of any common property is restricted to the Members and bona fide guests, visitors, tradesmen providing goods and services to a member at the request of the member. All other persons are considered as “unauthorized persons” and are subject to prosecution as trespassers(s). NO SOLICITING PERMITTED!
  • We have a “Neighborhood Watch” to protect our homes and our people. Please do your part. If you see something suspicious, let someone know. This is a wonderful neighborhood. We do have many new neighbors. If you see someone unfamiliar please take the time to stop and introduce yourself and welcome them to the community. Last, but not least, if a problem should arise with a neighbor, we encourage you to discuss whatever the difficulty is with each other and work out an appropriate solution.

Remember “The Golden Rule”
“do unto others as you would have them do unto you”.
